The majority of landlords are under the impression that a gas safety check is sufficient to cover them legally. It is, however, the legal responsibility of landlords to make sure that every item of gas equipment within the property is fully maintained. If gas equipment becomes a danger because of insufficient servicing, and if the worst were to happen, the Landlord could be prosecuted if the damage were avoidable through gas appliance servicing.
We are proactive in the way we deal with our landlord gas safety checks. A boiler service comes as standard when carrying out our landlord’s check ensuring that all of our landlords are covered completely. Moreover, all of this work is done at a reasonable cost, meaning your money has been well spent!
If any issues are identified, we will ensure that potential dangers are made safe and we will immediately inform landlords as to what has happened and what needs to be carried out in future to resolve the issues.
All of the work we carry out for landlords is top-quality and great value for money! We even offer discounts where there are a number of additional gas appliances, which need to be serviced concurrently or carry out Legionella Risk Assessments. Head over to “Our Prices” page for further information.

“It is appalling the standard to which the vast majority of companies / engineers carry out gas safety checks! This is not helped by a large number of letting agents who do not give work to engineers who do the job properly so they can avoid dealing with problems or having difficult conversations with their landlord customers.
If you use a company that works for these kinds of companies/people, then at your property you are likely to get the same low-quality workmanship. If you want to ensure that your tenants are safe and that your property complies with the current regulations, you must use a company like us.”

Legal Requirements for Landlords
The safety of tenants is the responsibility of their landlords. The Gas Safety (Installation and Use) Regulations 1998 covers the obligations of landlords to ensure all gas appliances, fittings and flues provided for tenants are fit-for-purpose and pose no danger to the tenants or property. This includes communal areas, which could be utilised by tenants.
Landlords are accountable for the upkeep and repair of flues, appliances and pipework for use by the tenants. In order to do so, they must enlist the services of a Gas Safe registered engineer. Even though there is no specific time given during which this should take place, a sound landlord would ensure that regular, annual assessments take place.
It is the legal responsibility of landlords to make sure that an annual gas safety check is done within a year of the installation of gas or a flue, and then every twelve months thereafter. Once again, this must be done by a Gas Safe registered engineer. Landlords must maintain a record of the history of safety checks for a minimum of two years and provide a copy to each tenant within four weeks of the check being carried out. Any new tenants must receive this prior to moving in.
A recent change to the Regulations in 2018 mean that landlords are now able to have the annual gas safety check carried out up to 2 months before the due date and it is still possible to keep the original deadline date.
